Don’t Let Buying a New Home Get You Down

Buying a brand new property can be daunting, especially if you’re a first time buyer, but even experienced home owners can fall victim to shoddy workmanship and charlatans without the right guidance.

There are a number of benefits that come with buying into a newly constructed complex, like the option to customise your home and live in a property no one else has, but buying into a newly constructed complex can also come with a number of risks – which you can overcome if you know what to expect throughout the process.

Be flexible – We can’t always have exactly what we want and although the house on the blueprint appears to be perfect, don’t expect yours to be exactly the same. Often contractors will have to make a few tiny changes to make everything work. With that in mind, be flexible and understand that your new home may not be a carbon copy of what you’ve seen in the images and plans.

Find out what comes standard – It is important to be clear on all the extras and upgrades that are included or are not included in the price you’ve been quoted. This way, you will not run into trouble later on when you are slapped with an increased bill because you weren’t aware that the double pane windows with customisable shutters you just had to have were not included your quote.

Don’t waive your right to inspection – Yes, you’ve bought a brand new home; and yes, it’s been built to your dream specifications, but you should never waive your right to inspection. If you can, get an expert to give your new home the once over either during or after construction to identify any potential problem points and make sure that you’re get the best quality for your money.

Not getting a timeline on completion – Finding out the expected completion date for your property as well as the other phases of the development is important. You don’t want to end up owning a home in a half completed complex for an extended period of time without the guarantee that the complex will indeed be finished.

The process of buying a newly constructed home doesn’t have to be a headache. Contact Mobus Property to help you find your dream home.
